Matt's Installation Tip: Electrics and Internet

Most garden offices need electricity for heating, lighting and your laptop. Running a dedicated circuit to an outbuilding is notifiable work under Part P of the Building Regulations. You must use a qualified electrician. Budget £400-£1,200 depending on the distance from your house. The Lichfield Crown range comes with electrics pre-wired, which saves this cost. For internet, a mesh WiFi system or a powerline-over-mains adaptor usually works for distances under 30 metres. Ethernet over SWA cable is the most reliable option for serious remote workers.

Do I Need Planning Permission for a Garden Office?

Most garden offices fall under permitted development and do not need planning permission. The building must be single storey, under 2.5m at the eaves if within 2m of a boundary, and must not cover more than 50% of your garden. It cannot be forward of the principal elevation of your house. You cannot sleep in it overnight (that would make it a dwelling, which requires planning permission). If you are in a conservation area, national park or AONB, check with your local planning authority first.

  • What size garden office do I need?

    For one desk and storage, a 12x10 (11m²) is sufficient. For two desks, choose 14x12 (15.6m²) or larger. For a small team of 3-4 people, you need 18x14 (23m²) or bigger. Allow 4-6m² per desk for comfortable working space including chair movement and storage.

  • What is the difference between a log cabin and an insulated garden office?

    A log cabin uses interlocking solid timber walls. An insulated office has a framed wall with insulation sandwiched inside. Log cabins are cheaper and quicker to build but need additional insulation for winter use. Insulated offices (Calmpod, Lichfield) are comfortable year-round straight away. They cost more upfront but save on retrofitting insulation.

  • Do I need a base for a garden office?

    Yes. A concrete pad or paving slab base is essential. For log cabins, the base must be perfectly level and raised 50-100mm above ground level. For Calmpod and Lichfield models, the installer will confirm base requirements before delivery. The base should extend 100mm beyond the building footprint on all sides.
