Modern Garden Rooms

Modern Garden Rooms

A modern garden room has a flat or single-pitch roof and floor-to-ceiling glazing. The look is contemporary rather than traditional apex log cabin. Most sit under 2.5m tall, which usually falls under Permitted Development rules for outbuildings. Our modern range is led by the insulated Calmpod from £2,325. Lichfield Crown offices and Palmako sauna pods sit at the premium end.

About Our Modern Garden Rooms

A modern garden room is an insulated, year-round building for your garden. People use ours as a home office, a studio, or a gym. Prices start from £9,799 for the Calmpod 8x8. These are not greenhouses. They have solid walls, double glazing, and a flat pent roof for a contemporary look. We fit them with deep wall cavities so you can add proper insulation and work comfortably in winter.

The range suits anyone who wants extra space without a house extension. Tight on space? Look at our Small Garden Rooms. Awkward plot? A Corner Garden Room tucks neatly against a boundary. For the wider selection of cabins and studios, browse our full Garden Rooms collection. We sell Calmpod, Lichfield Crown, and Palmako models.

Why We Chose This Range

"I picked these models for one reason: light and warmth that last. We insist on EPDM rubber roofing on every flat roof we sell. Felt cracks and leaks within years. EPDM is a single rubber sheet rated for 50 years, so your office kit stays dry. The Calmpod and Lichfield frames also carry wide glass spans without sagging."

Matt, Founder of Greenhouse Stores

💡 Tip: Face the main glass front towards north or east. This keeps the room bright but stops the midday sun overheating it in summer.

🔧 Matt's Installation Tip: Get the Base Dead Level

Modern garden rooms use heavy sliding or bi-fold doors with tight tolerances. Your concrete base must be dead level. A dip of just 5mm in the middle will bow the door frame. The doors then jam or refuse to lock. We always laser-level the foundation before fitting. Run your armoured power cable into the trench before the base is poured.

Matt's Pick: Calmpod 8x8 Insulated Garden Building

Best For: A first home office or studio on a standard garden plot.

Why I Recommend It: It is our best-value insulated room. The deep cavities take 50mm of insulation and the full-height glazing floods it with light. It also stays under the 2.5m height limit for most gardens.

Frequently asked questions

What is a modern garden room?

It is an insulated garden building for year-round use. People use ours as offices, studios, or gyms. Each has solid walls, double glazing, and a flat pent roof.

Do I need planning permission?

Usually not. Our pent roofs stay under 2.5m high. This places most builds within Permitted Development, as long as the room sits behind the house and covers under half the garden. Always check the rules in a Conservation Area.

Can I use a garden room in winter?

Yes, that is the point of insulation. The deep wall cavities take 50mm or more of Celotex or Rockwool. With double glazing and a small heater, the room stays warm through winter.

How do I get power to my garden room?

A qualified electrician runs an armoured SWA cable from the house. Dig the trench before the base is laid. The cable can then come up neatly inside the room rather than along an outside wall.

What roof do they use?

Every flat roof we sell uses EPDM rubber. It is a single rubber sheet rated for 50 years. It does not crack or leak like traditional felt does.
